Appointing an architect is one of the most critical decisions in any housing or villa project. So what do architect fees look like in 2025, what do they cover, and how are they set?
The TMMOB Chamber of Architects publishes a minimum fee schedule that sets the lower bound for architectural services. In practice, villa and residential projects are commonly priced at 3–6% of construction value. For a villa costing 5 million TRY, this translates to 150,000–300,000 TRY. Some architects or firms also quote a fixed project fee.
An architectural project service should cover: concept design (floor plans, site plan, elevations), definitive project (full permit-ready documentation), technical calculations and municipal correspondence. Some architects also include interior design consultancy, 3D visualisation and site supervision; clarify upfront whether these are included or priced separately.
Reinforced concrete structural design is a separate engineering service from the architectural project. For a 200 m² villa, the 2025 structural design fee ranges from 50,000 to 120,000 TRY. Municipal permit duty, building inspection fee and geotechnical survey are separate items outside the design fee. These vary by building size and municipal tariff; for a 200 m² villa in Istanbul, total permit-related expenditure in the range of 80,000–200,000 TRY is a reasonable expectation.
