How to Plan a Villa Project:
From Architectural Design to Permit

Architectural Design

Key Takeaways
  • Zoning conditions must be checked before design begins — starting without them forces costly revisions later.
  • The project brief must be written and agreed before design work starts; verbal agreements leave room for misunderstanding.
  • Architectural, structural, mechanical and electrical projects must be coordinated as one coherent set, not prepared in isolation.
  • The most effective way to speed up permit approval is to submit a complete, error-free document file.
  • Early 3D visuals help align expectations and significantly reduce the number of revisions.

A villa project delivers its best results when each step is executed in the right order. Skipping steps or reversing the sequence leads to expensive revisions, delays and legal complications down the line.

1. Zoning Certificate: The Starting Point

The first step is obtaining a zoning certificate from the relevant municipality. This document sets out the plot's permissible building conditions: floor area ratio (TAKS/KAKS), maximum height, setback distances and permitted use. Under Law No. 3194 (Zoning Law), starting the design process without these conditions risks fundamental revision later.

2. The Project Brief

Architectural design begins with a brief — a written list of user requirements and priorities. Number of bedrooms, bathroom configuration, open or closed garage, pool, guest suite, study and storage are typical items. The more detailed the brief, the fewer revisions. At Home Yapı Mühendislik, the focus of our first client meeting is establishing this brief correctly.

3. Preliminary Design and 3D Visuals

Once the brief and zoning conditions are clear, the architect presents concept plans and massing 3D visuals. General layout, floor organisation, facade character and landscape relationship are established at this stage. With client feedback the scheme matures and detailed design begins. Early 3D visuals make the envisioned product tangible and significantly reduce the number of revisions later.

4. Technical Project Preparation

Based on the approved architectural design, structural (reinforced concrete), mechanical (HVAC, plumbing) and electrical projects are prepared. All projects must be coordinated — beam-duct conflicts, panel-structural element clashes and similar issues resolved at the design stage avoid costly on-site interventions.

5. Permit Application

The complete technical file is submitted to the municipality's planning department. Approval time varies from 30 to 90 days depending on the municipality and the completeness of the application. At Home Yapı Mühendislik, we track the permit process from start to finish and respond quickly to any requests for additional information.
